How to get your New York real estate license, step by step
Written for New Yorkers. Follows the pace of Priya, an illustrative, composite example of a 29-year-old from Richmond Hill working full-time, not an actual LJ agent. Fees shown are ranges as of 2026 and change; confirm current amounts on eAccessNY before you pay anything. This is general information, not legal or licensing advice.
Check you qualify
You must be 18 or older, have no disqualifying felony convictions, and be legally able to work in the United States. No college degree, no prior sales experience, no New York residency required.
Take the 77-hour qualifying course
New York requires a 77-hour Real Estate Salesperson course from a Department of State approved school. It covers license law, agency, fair housing, contracts, and the New York specific topics (rent regulation, co-ops and condos) you will actually use in Queens and Long Island. You can take it online at your own pace or in a classroom. LJ agents typically use Hollywood Real Estate Institute or The CE Shop; either is fine.
Pass the New York State exam
Schedule through your eAccessNY account. The exam is 75 multiple-choice questions, 90 minutes, and you need 70% to pass. Testing centers in Queens and on Long Island fill up, so book two to three weeks ahead. The state exam fee is modest (under $50 per attempt as of 2026) and results post to eAccessNY, usually within a few days.
Choose your sponsoring broker
A New York salesperson license must be sponsored by a licensed broker. This is the decision that shapes your first year: your split, your training, your leads and whether anyone picks up when a deal goes sideways. Interview at least two brokerages and compare the written numbers, not the pitch.
Apply for the license on eAccessNY
Submit the salesperson application online with your course certificate, exam pass, and your broker's information. The application fee is under $100. Your broker confirms sponsorship in their own eAccessNY account. Most applications are approved within one to two weeks and the license is valid for two years.
Join the MLS and start working
Once licensed, LJ files your OneKey MLS membership and sets up your Agent Portal, TransactionDesk, and email. Your first week is scripts and role-play with the broker, not a video library. Plan for MLS dues and a REALTOR® association membership as your main ongoing costs.
Keep it current
Renew every two years with 22.5 hours of continuing education, including the required fair housing, agency, ethics, implicit bias and cultural competency hours. LJ tracks renewal dates and posts approved CE providers in the Agent Portal.
