How Mortgage Loan Officers Generate Realtor Referrals

Realtor referrals are the most durable source of purchase business a loan officer can have. They are also earned slowly and lost quickly. Here is what actually moves agents to send you their buyers.

1. Be the fastest pre-approval they know

An agent with a buyer standing in a kitchen on Saturday needs a real pre-approval, not a callback on Monday. Answer the phone. Turn a pre-approval the same day. This alone puts you ahead of most of the market.

2. Know the programs the agent's buyers need

In Queens and the Bronx that means FHA, down-payment assistance and rental-income qualification on two- and three-families. In Brooklyn it means co-ops and non-QM. An agent will refer the loan officer who has closed that kind of file before, not the one who has to check.

3. Communicate before you are asked

A weekly status update on every file, sent to the agent without being prompted, is worth more than any lunch. Agents refer loan officers who make them look organized to their clients.

4. Never surprise an agent at closing

If a file has a problem, the agent hears it from you first, with a plan. Loan officers lose referral partners by going quiet when things get hard.

5. Work where the agents are

Weekly team meetings, office hours, open houses. Relationships form from proximity. This is the structural advantage of a company like LJ, where the realty team and the mortgage team share an office and a weekly meeting.

6. Make the agent's job easier

Offer to co-host a first-time-buyer seminar. Provide a one-page "what your buyer needs to bring" sheet. Run the numbers on a listing so the agent can quote a monthly payment.

7. Close, then follow up

A thank-you after closing, a note at the one-year mark, and a rate check when it matters. Agents notice which loan officers stay in touch with their clients respectfully.

What does not work

Gifts and marketing service agreements attract regulatory attention and rarely build loyalty. Consistency does.
