Build your business.
Keep more of what you earn.
LJ Realty Team and LJ Mortgage Team are one platform for ambitious real estate agents and mortgage loan originators across Queens, Long Island, Brooklyn and the Bronx. Technology, training and a lender under the same roof, with a commission structure you can read before you call.
Thinking about changing brokerages?
You already know how to work. What you need is a brokerage that pays you like it, backs you when a deal gets hard, and tells you the truth about the numbers. Bring your last twelve months. We'll sit down, show you exactly what they would look like at LJ, and let you decide. No pressure, no recruiter, and your current broker never hears about it.

One roof for real estate and mortgage
Most brokerages refer buyers to an outside lender and hope. At LJ the loan officer sits in the same office as the agent, pre-approvals happen the same day, and the deal stays with the team from first showing to closing.
Realtor
Finds the buyer, wins the listing, keeps 80–90%.
Loan officer
Pre-approves the buyer, shops multiple lenders, closes.
A split you can read
Agents keep 80% to 90% of every sale, with no desk or office fees. The full structure is published on the careers page, not revealed after you sign.
The tools you actually use
OneKey MLS Matrix (agent pays MLS dues), TransactionDesk, GeoData, RPR and RentSpree for agents. Arive and multiple wholesale lenders for loan officers. All in one Agent Portal.
One-on-one with the broker
Scripts, role-play, shadowed listing appointments and line-by-line loan file reviews with Lucky, not a library of webinars.
Transaction and processing help
Checklists for every side of a deal, a processing workflow that keeps mortgage files moving, and a broker who picks up the phone.
Referrals built into the model
Realtors send buyers to LJ Mortgage; loan officers send pre-approved buyers back. Plus Zillow, Realtor.com and RedX sources ready to go.
An office you can use
Meeting rooms, printing, signings and a weekly team meeting on Rockaway Boulevard, ten minutes from the Nassau line. Recorded for agents in the field.
How LJ compares to a typical franchise brokerage
“Typical” describes common structures at national franchise offices in the New York area and varies by office. LJ's column is our published structure.
| LJ Realty Team | Typical franchise office | |
|---|---|---|
| Agent split | 80% → 85% → 90% by production | Often 50–70%, before franchise fee |
| Monthly desk / office fee | $0 | Common |
| Franchise fee off the top | None | Often 6–8% of commission |
| MLS dues | Agent pays their own MLS fees | Agent pays, often plus a tech fee |
| Mortgage | In house, same office, same day | Referral to an outside lender |
| Training | One-on-one with the broker | Classes and webinar libraries |
| Rentals | 80% on voucher rentals, $100 flat fee otherwise | Often the same split as sales, or discouraged |
| Who you talk to | The founders | A recruiter or team leader |

Licensed salespersons and associate brokers join LJ Realty for a tiered split that rewards production, no monthly fees, and a lender in the next room. New agents get a plan for their first listing; experienced agents get their pipeline transferred and their split raised.
- 80% at 1–2 closings, 85% at 3–4, 90% at 5+
- Rentals: 80% on voucher rentals, $100 flat fee otherwise
- E-signature and research tools at no charge

Two brothers, two licensed companies, one office
LJ Realty Team Inc. was founded in Queens in 2018 by Lakhwinder “Lucky” Singh and Jaswinder “Jas” Singh. LJ Mortgage Team Inc. followed so the team's buyers would never have to leave the building for financing.

Jas co-founded LJ with Lucky and runs LJ Mortgage Team Inc., a licensed mortgage brokerage working with multiple wholesale lenders and processing workflow that keeps files moving.
