Run your numbers

Same deals. Same year. How much more would you have kept at LJ?

Type your numbers or use the sliders. LJ's published sales structure is 80% at 1–2 closings, 85% at 3–4, 90% at 5+, with no monthly desk or office fees. Estimate only; your split and agreement are confirmed in writing before you sign.

Your last 12 months

LJ applies a $999 minimum brokerage portion per transaction; the calculator includes it. It estimates every closing you enter at the split your total closings reach (e.g. 6 closings estimates all 6 at 90%) — confirm with LJ whether your actual split moves up deal-by-deal as you hit each tier.

Why Realtors join LJ Realty Team

What you get, in plain terms

01

Commission that rewards production

80% on your first two deals of the year, 85% from your third, 90% from your fifth. The split moves up as you close; it does not reset if you have a slow quarter.

02

No desk or office fees

You pay the brokerage when you close, not every month for a chair.

03

Technology included

OneKey MLS Matrix, TransactionDesk, GeoData, RPR and RentSpree, plus every NYC and Nassau records link, in one Agent Portal on desktop and phone.

04

One-on-one training

Scripts and role-play with Lucky until they sound like you. Your first listing appointment is prepared with you and shadowed.

05

In-house mortgage

LJ Mortgage Team is down the hall, so pre-approvals often turn around fast and your buyer's file isn't waiting on an outside lender's callback.

06

Transaction support

Checklists for listing, buyer, landlord and tenant sides, TransactionDesk forms, and a professionals directory of attorneys, inspectors and surveyors.

07

Marketing and branding

Business cards, for-sale signs and posts ordered through the portal. Team social channels on TikTok, Instagram and YouTube that repost your content.

08

Lead sources ready

Zillow Premier Agent, Realtor.com Connections Plus and RedX lists, already set up and documented.

How to get your New York real estate license, step by step

Written for New Yorkers. Follows the pace of Priya, an illustrative, composite example of a 29-year-old from Richmond Hill working full-time, not an actual LJ agent. Fees shown are ranges as of 2026 and change; confirm current amounts on eAccessNY before you pay anything. This is general information, not legal or licensing advice.

Check you qualify

You must be 18 or older, have no disqualifying felony convictions, and be legally able to work in the United States. No college degree, no prior sales experience, no New York residency required.

Day 1Free

Take the 77-hour qualifying course

New York requires a 77-hour Real Estate Salesperson course from a Department of State approved school. It covers license law, agency, fair housing, contracts, and the New York specific topics (rent regulation, co-ops and condos) you will actually use in Queens and Long Island. You can take it online at your own pace or in a classroom. LJ agents typically use Hollywood Real Estate Institute or The CE Shop; either is fine.

Priya's version: online course, evenings and weekends, two hours a night. Finished in six weeks and passed the school's final on the first try.
Weeks 1–6Roughly $300–$500

Pass the New York State exam

Schedule through your eAccessNY account. The exam is 75 multiple-choice questions, 90 minutes, and you need 70% to pass. Testing centers in Queens and on Long Island fill up, so book two to three weeks ahead. The state exam fee is modest (under $50 per attempt as of 2026) and results post to eAccessNY, usually within a few days.

Priya's version: booked the Jamaica test site for a Saturday morning, used the school's practice exams for ten days, passed with room to spare.
Week 7–8Small state exam fee

Choose your sponsoring broker

A New York salesperson license must be sponsored by a licensed broker. This is the decision that shapes your first year: your split, your training, your leads and whether anyone picks up when a deal goes sideways. Interview at least two brokerages and compare the written numbers, not the pitch.

Priya's version: met Lucky for twenty minutes before she took the exam, so the sponsorship was ready the day she passed. She compared LJ's published 80/85/90 structure against a brokerage charging a monthly desk fee and chose LJ.
Any time after step 2Free

Apply for the license on eAccessNY

Submit the salesperson application online with your course certificate, exam pass, and your broker's information. The application fee is under $100. Your broker confirms sponsorship in their own eAccessNY account. Most applications are approved within one to two weeks and the license is valid for two years.

Priya's version: applied Monday, LJ confirmed sponsorship the same day, license issued the following week.
Week 9–10Under $100 application fee

Join the MLS and start working

Once licensed, LJ files your OneKey MLS membership and sets up your Agent Portal, TransactionDesk, and email. Your first week is scripts and role-play with the broker, not a video library. Plan for MLS dues and a REALTOR® association membership as your main ongoing costs.

Priya's version: licensed in early March, first open house the second weekend, first accepted offer on a two-family in South Ozone Park in May.
Week 11+MLS dues, agent pays

Keep it current

Renew every two years with 22.5 hours of continuing education, including the required fair housing, agency, ethics, implicit bias and cultural competency hours. LJ tracks renewal dates and posts approved CE providers in the Agent Portal.

Team opportunities

Grow into a team when you are ready

Agents who consistently close can build a team under LJ with the brokerage handling compliance, forms and lender relationships. Talk to LJ about structure.

Associate brokers

A home for associate brokers

LJ Realty Team has associate brokers on the roster who wanted the split and the lender without running their own office. Same structure, same support.

Saw us on TikTok or YouTube?

You already know how we talk. This is the same team.

The videos are Lucky and the LJ agents, filmed in the South Ozone Park office and on Queens and Long Island streets, no script and no agency. Follow along, then come meet the people in them.
